Community Eligibility & Leasing
All leaseholders in each apartment home must be 55 years of age or older at the time of move-in and throughout the duration of the lease. Please contact our leasing team for details specific to your situation.
Household gross income must be at least 1 times the monthly base rent. Our leasing team is happy to walk you through the process, just give us a call.
Solana Lakewood currently offers 12 month lease terms. Short-term leases are not available at this time. Please reach out to the leasing office for current availability and any promotional lease options!
Availability changes regularly here at Solana Lakewood, so we encourage you to connect with us early. Schedule a tour and share your move-in timeline. We’ll take it from there and find just the right home for you.
Here is a breakdown of what residents are responsible for at Solana Lakewood:
- Electricity – Residents connect with Xcel Energy and you are responsible for setting up service in your name and paying your provider directly.
- Water & Sewer – Paid by the community.
- Cable & Internet – High-speed cable and internet are provided by the community for $75/month, billed through the resident portal with your rent.

Yes. All residents are required to maintain renter's insurance with a minimum of $100,000 in liability coverage for the duration of their lease. Proof of coverage is required prior to or at move-in.
Transparency matters to us. In addition to base rent and the utility items listed above, there may be optional add-on charges such as reserved/covered parking, storage, or pet charges. Our 55+ Active Adult homes do include an in-unit washer or dryer.
No, however, residents can fill out a reasonable accommodation form to have grab bars installed at a cost to the resident. Please contact us for full details!
Yes, Solana Lakewood offers elevator access throughout the community.
Amenities & Community Life
Community connection is at the heart of life here. Our activities calendar features a rotating schedule of social events, fitness classes, hobby groups, themed gatherings, and game nights. Whether you want to fill every day or simply know there's always something to join when the mood strikes, our programming has you covered.
Unfortunately, we do not have a private event space for reservations.
The pool is open daily from 9:00 a.m. to 10:00 p.m. and 3:00 p.m. to 5:00 p.m. for grandchildren. Please note that there is no lifeguard on duty, so all residents and guests swim at their own risk. Stay safe and enjoy every minute.
Yes! Staying active is easy here at Solana Lakewood. Our fitness center is equipped with cardio equipment, free weights, and yoga/stretching area. Fitness classes are also offered regularly through our community programming calendar.
Pets & Guests
Yes! We welcome your fur babies at Solana Lakewood! Pets must be registered and approved by management prior to moving in. Breed and weight restrictions may apply. Please contact the leasing office for our complete pet policy.
We love pets, but all animals on Solana Lakewood’s property must be approved by management first. Guests are not permitted to bring pets onto the property.
Absolutely! We love it when residents share their home and community with the people they love. Guests are welcome at any time. Please notify the office if a guest will be staying with you for more than 2 consecutive days, with a maximum of 4 days per month. Residents are asked to accompany guests when using community amenities.
Residents may bring guests to enjoy community amenities. We ask that all guests are always accompanied by the resident and that everyone is respectful of shared spaces so the whole community can relax and enjoy. There is a 2-guest per apartment allowed.
Parking & Building Access
Solana Lakewood offers detached garages, and carports, for an additional fee and open parking on a first-come, first-served basis at no charge. Please contact the leasing office for current availability and pricing on premium parking.

There are reserved visitor parking spots in the community parking lot. Once at the entry, they will use the Butterfly call box to connect with you as a resident for entry.
Community Guidelines
For the safety of all residents, hallways must always remain clear in the event of an emergency. Front door wreaths are absolutely encouraged. Make it yours!

Solana Lakewood is a smoke-free community. Smoking of any kind is not permitted inside apartment homes or within 20 feet of building entrances. Please refer to your lease for the complete smoking policy.
Yes! We love it when residents make their space feel festive. Decorations are welcome inside your apartment and on your front door. Please ensure that all decorations comply with fire safety guidelines and do not obstruct hallways or emergency exits.
Maintenance, Payments, & Resident Services
Simply log into the resident portal and click 'Request Maintenance'. This is the quickest and easiest way to track from start to completion. Stop by the office anytime and we can walk you through the process.
At Solana Lakewood, maintenance-free means exactly that. Our team handles all interior maintenance requests, exterior upkeep, common area maintenance, and landscaping. No lawn. No repairs. No unexpected Saturday calls to a contractor. When something needs attention inside your home, just submit a request and we'll take it from there!
Our team is available during office hours for maintenance needs. For after-hours emergencies, please call the office line at 303-705-0055 and follow the prompts for emergency maintenance.
Yes! Online payment through the resident portal is our preferred method, with flexible options including ACH, debit card, and credit card.
